LIPE TRUST (GEORGEANNA LIPE) to construct (1) a two-story, detaehed guest quarters on the rear of a lot improved with a two-story, single-family, dwelling, where such use is permitted by CUP only; (2) a one-story addition to a detached garage obs. min. 3'-4" west side yard where 5' is required; (3) additions to the dwelling and the guest quarters obs. a floor area ratio of.63 where.60 is the max. permitted; to maintain (4) a roof-mounted, unscreened satellite antenna, located in the front 60% of the lot, where suqh use requires a Satellit Antenna Permit; (5) the garage obs. a 12'-10'' front setback where 15' is established; (6) said garage obs. a 4'-9" east side yard where 5' is requried; (7) a staircase obs. a 1~10 11 east side yard where 5' is required; (8) a covered walkway obs. a 2'-4" side yard where 5' is required; (9) said covered walkway obs. a min. 12' front setback where 15' is establ.; (10) dwelling obs. a min. 4'-4" east side yard where S' is required; and (11) a max. 8'-9" high solid wall within the est. front setback where 6' is max. height permitted, provided that the bottom 3 1 is solid and the top 3 1 is 50% open in compliance with design criteria: but APPROVEDs~~ject to (1) that revised plans be submitted to and approved by Zoning Services which reduce size of guest house to 25% of main structure with proposed additions including garage; (2) the the roof-mounted satellite antenna shall be relocated and screened to comply with Sec. 101.0630 of Mun. Code and that the guest house shall be used solely by occupants of main dwlg., their guests or employees and shall not be rented, leased or sold as a separate unit and shall not contain a kitchen or cooking facilities.
